Self-Employed? What a 7.4% Mortgage Market Means for Bank Statement Loans

If you run your own business, you already know the conventional mortgage process wasn’t built for you. This fall, it’s even less forgiving.

The average 30-year fixed rate held at 7.40% last week, according to Freddie Mac. A year ago it was 6.27%. The Fed raised its benchmark rate in September and signaled one more increase is possible this year. Oil above $100 a barrel is keeping inflation sticky, and core inflation ticked up to 2.6% in September.

Higher rates make every dollar of qualifying income matter more. And that’s exactly where self-employed borrowers get squeezed.

The problem: your tax return undersells you

Conventional loans qualify you on taxable income, usually two years of returns averaged. Every legitimate write-off you take lowers that number. At 6% rates, you might have squeaked by. At 7.4%, the same income supports a smaller loan, and the debt-to-income math stops working.

That’s not a credit problem. It’s a documentation problem.

The fix: qualify on how your business actually performs

Non-QM (non-qualified mortgage) loans use alternative documentation instead of tax returns:

Documentation pathHow income is shownOften fits
Bank statement loan12 or 24 months of personal or business depositsBusiness owners with heavy write-offs
P&L loanA profit-and-loss statement, often CPA-preparedEstablished businesses with a CPA relationship
1099 loan1099 forms from your clients or platformsContractors and gig workers
Asset depletionSavings or investment balances converted to qualifying incomeEarly retirees and asset-rich borrowers
DSCR loanThe property’s rent, no personal incomeInvestment property buyers

Non-QM loans are funded by private capital, not Fannie Mae or Freddie Mac. That’s what gives lenders the flexibility to look at your real cash flow.

“Isn’t non-QM a lot more expensive?”

Not always, and that’s the myth worth clearing up this week. Non-QM pricing depends on your credit score, down payment and documentation type. With strong credit and 20–25% down, the gap to conventional pricing is often smaller than people expect. In some cases a non-QM loan can even compete with a conventional quote that’s been hit with add-ons for investment property or high DTI. The only way to know is to compare real quotes side by side.

What to do this week

  1. Pull 12–24 months of bank statements now. It’s the single biggest time-saver on a bank statement loan.
  2. Separate business and personal accounts if you haven’t. It makes the income calculation cleaner.
  3. Don’t wait for the Fed. Markets expect a hold on October 27–28, not a cut. If the payment works today, waiting mostly adds risk.
  4. Plan a refinance path. If rates ease next year, many non-QM loans can be refinanced. Ask about prepayment terms up front.

The bottom line

In a 7%+ market, how your income is documented can matter as much as how much you earn. If your tax returns don’t tell your whole story, a non-QM loan lets your bank statements tell it instead.
